Valuation

Some owners consider it an absolute must to obtain a written valuation on their property, someone who is independent of the sale. Owners can be very confused about pricing their own property. Sometimes when you have an agent quoting on the selling price of your property, they are very emotionally tied to the property. If they need your business desperately they may say that your property is worth more than it actually is, just to get your business. Agents are taught to list you at a high price then work on you over a period of time to get you down in price. If you are confused, by all means employ an independent registered valuer. Building & Pest Report

Some owners like to have an up to date building and pest report on their property. This can alleviate a lot of worry and concern later. Even though all building inspectors have different experiences and opinions, it is still a guide that can tell you if there is anything major wrong with the property.

Work out your time frame

Sit down and work out your time frame. Where are you going, and what are you going to do? Do you have to be settled in your new home before a certain time i.e. the start of the school year?

See the bank

We always encourage our clients to see the bank before they make any move or sell their home. Financially you need to make sure that you are protected and covered. When you are selling, there are a lot of costs involved -Agent’s fees, marketing costs, stamp duty on your purchase, solicitor’s fees, bank fees etc when you see your bank, you will know where you stand.

Look at properties for sale

Compare your property to houses that are on the market. Keep in mind- potential buyers will compare your property to others in the area, in the same price range. They don’t see a home, they see bricks and mortar, and then if it stacks up emotionally and logically – it could become their home. Just because a house is on the market for a certain price – it doesn’t mean the owners will achieve their price.
